What forms do you need to purchase a home in NC? The answer depends on many different factors, which is one reason you need a realtor to help you.
Here are the basics.
1) Form: Working with Real Estate Agents This is the agency disclosure form and tells you who works for who. Most importantly, this form nails down who is helping you make decisions, and it ensures they are only working for you.
2) Pre-qualification letter Before you can make an offer, many owners and agents will rightfully ask you to provide proof that you can afford the home you want to buy. A bona fide pre-qualification letter proves that you are “ready and able” to buy.
We can help you get this essential pre-qualification letter through a referral to a mortgage company, you can find your own, or you can go to the bank of your choice. This decision is up to you. We recommend working with local, established and recognized companies. This is partly because if you ever need anything, you have a physical address to go to. Whoever you choose for your mortgage, the decision to finance a house is a big one. For most people, it is the largest single purchase of their life. And getting the pre-qualification letter is the first step.
3) Form: Offer to Purchase and Contract
We use the standard Offer to Purchase and Contract Form 2-T, which was prepared jointly by the National Association of Realtors and the North Carolina Bar Association. Use of this form is only available through a licensed realtor working with a buyer client, and it is full of consumer protection, definitions, and contract language. It also takes the guess work out of the process!
4) Form: Additional Provisions Addendum This form is used when circumstances require it. Ask your agent for details.
5) Other Forms There are numerous additional forms: hiring your agent, amending your offer, disclosures about the property, additional changes to the contract, due diligence requests, specialty forms, and many more.
