Due Diligence Explained

 When buying a home, due diligence includes anything and everything that will affect your decision to buy or not to buy your next home. The home’s condition produces the biggest list of items to address but you may also want to consider what is around the home. What is next door or down the street? Are there planned changes to the area?  Is there something that would break the deal for you? If so, that is part of your due diligence process. Everything important to you must be checked out.


Do you have any special needs or specific requirements? What must-have items do you have?  Compiling and analyzing a list of everything before you close on the house is the due diligence process and it is not always the same for everyone.

A home inspection starts this process to determine the home’s condition, and sometimes additional inspections are needed. Does the home have a septic system? Is it big enough for your family? How do you know? Does the house have a well? Has it been serviced, tested and maintained? Does the house have a solar system or a whole house generator? You will want to have these items inspected as well.


If it is important to you, it is important to us. Properly done, you will know what you’re buying before you get to the closing table. An informed buyer is a happy buyer and we want you to feel comfortable with your decision.
