 First, you want to hire a realtor who will represent you and you only.  Going into a builder’s office with an agent working for you tells them you are serious and that you have an agent on your side who knows the business.

 Second, talk to a mortgage broker. Your realtor can help you with this. There are many ways to borrow money but a mortgage broker will help you find the best deal that fits you. Before finding a beautiful home, you need to know how large a mortgage you can secure. Of course, if you are paying cash, you only need a proof of funds letter. In either case, knowing what you can afford ahead of time helps your selection process and spending decisions.
