Semi-Custom builder

A semi-custom builder is a “middle of the ground” builder in between a production builder and a true custom builder. Accounting for the majority of new construction homes, a semi-custom builder is willing to make some changes to plans, move some walls, change the face of the house and give you choices of colors and finishes. 

While they charge for this service, you can usually get most of what you want at a semi-custom price. Semi-custom homes come in almost any size

although the majority are in the range of 2,000 to 3,000 square feet. These homes are a blend of pre-designed floor plans that allow you to make some custom changes.

 Most semi-custom home builders have design centers where you can make selections and add upgrades. Adding rooms, garages, and custom details is usually not an issue. Keep in mind that some upgrades may cost a lot of money but sometimes you can work out a package deal. Having your real estate agent with you helps you keep things under control. Also, a good agent knows about home construction which will help you through the entire process. 

Knowing what to ask for and what to do is the key to your success. Ask your realtor if he has any new construction experience. Having an agent who knows new construction and real estate sales is a powerful combination.
